General Questions

Understanding the BuyerReport Service

BuyerReport is a desktop review of an existing third-party inspection report. It is designed to help property buyers understand the technical findings and potential repair impact more clearly before purchase.

01

What is BuyerReport?

BuyerReport is an inspection report review service that analyses an existing building inspection, building and pest inspection or home inspection report. The review helps organise important defects, repair priorities, likely trades and indicative repair-cost guidance into a clearer buyer-focused format.

02

Does BuyerReport inspect the property?

No. BuyerReport does not conduct another physical inspection of the property. The service reviews the existing inspection report and information supplied to us.

03

Does BuyerReport replace the original inspection?

No. BuyerReport is designed to help interpret and organise the information contained in the original inspection report. It does not replace the third-party physical inspection.

04

Why would I review an inspection report that I already have?

Inspection reports can contain large amounts of technical information. A review can help clarify which findings may be more important, what repair work may be involved, what type of contractor could be required and what expenditure may reasonably need to be considered.

05

Can BuyerReport help me decide whether to buy a property?

BuyerReport provides clearer technical information from the supplied inspection report, but the final purchasing decision remains yours. The service is designed to support due diligence rather than make the buying decision for you.

06

Can the review help with property negotiations?

It can help you better understand the defects and likely expenditure identified in the supplied inspection report. You can then decide how that information may be relevant when discussing or negotiating the property purchase.

Report Types

Which Inspection Reports Can Be Reviewed?

BuyerReport is designed around common residential pre-purchase property inspection reports.

07

Can you review a building inspection report?

Yes. Existing building inspection reports can be reviewed, subject to the quality and amount of information available in the supplied document.

08

Can you review a building and pest inspection report?

Yes. BuyerReport can review combined building and pest inspection reports and organise relevant building, moisture, timber pest and maintenance information where it is contained in the supplied report.

09

Can you review a home inspection report from the USA or Canada?

Yes. BuyerReport is designed to support home inspection reports as well as building and building-and-pest reports, with terminology adapted to the relevant inspection market.

10

Do you review the inspection photographs?

Where suitable photographs are contained in the source inspection report, they can be considered alongside the relevant findings. Professional review includes human checking of available report photographs where applicable.

11

What if the original report has very limited information?

BuyerReport can only work from the information supplied. If the source inspection report lacks photographs, detail or clear findings, the review may also be limited in those areas.

12

Which countries are supported?

BuyerReport is designed for property buyers and professionals across Australia, New Zealand, the United States and Canada, with terminology adapted to the relevant market.

AI & Professional Review

What Is the Difference Between the Review Options?

BuyerReport offers a fast AI-generated option and separate Professional Review services completed by an experienced building inspector.

13

What is the AI Report Review?

The AI Report Review automatically analyses the supplied inspection report and produces a structured BuyerReport with relevant findings, repair priorities, likely trades and indicative repair-cost guidance.

14

Is the AI Report Review checked by an inspector?

No. The AI-only option is clearly identified as AI-generated and is not professionally reviewed by a building or pest inspector.

15

What is included in Professional Review?

Professional Review is completed separately by an experienced building inspector and does not use the AI Review option. The review can include the original findings, available photographs, defect significance, repair scope and indicative cost guidance before release.

16

How long does Professional Review take?

The current target turnaround is approximately 4–5 business hours, subject to report length, complexity and workload.

17

What is included in Review + Consultation?

This option includes the Professional Review plus a 15-minute consultation to discuss significant findings, priorities, likely expenditure and questions about the supplied report.

Repair-Cost Guidance

Useful for Budgeting. Not a Contractor Quote.

Repair-cost guidance is designed to help buyers understand the possible financial impact of defects identified in the supplied inspection report.

It should be treated as an indicative allowance only. Actual pricing can vary significantly according to property location, access, repair scope, contractor pricing and what is discovered once work begins.

Repair-cost figures are indicative budgeting allowances.
They are not formal quotations or fixed prices.
Actual repair scope may differ once a contractor investigates the issue.
Suitable contractors should confirm actual repair requirements and pricing where required.
Repair-Cost Questions

Understanding the Cost Figures

18

Are the repair-cost figures quotations?

No. The repair-cost figures are indicative budgeting allowances only and should not be treated as contractor quotations.

19

Why can actual repair costs be different?

Pricing can vary because of location, access, labour rates, materials, the extent of damage and additional conditions discovered when repair work begins.

20

Does BuyerReport tell me which trade may be required?

Where reasonably apparent from the supplied inspection report, the BuyerReport can indicate the type of suitable contractor likely to be required, such as a plumber, carpenter, roofer, bricklayer or other appropriate trade.

21

Does the report include maintenance costs as well as major defects?

Relevant maintenance findings can be included where they appear in the source inspection report. This can help buyers understand expenditure that may not be classified as a major defect but may still require money after purchase.

Buyer’s Agents & Property Professionals

Using BuyerReport for Client Due Diligence

Buyer’s agents can use BuyerReport as an outsourced technical review layer when clients already have a third-party property inspection report.

24

Are volume pricing arrangements available?

25

26

Can the report be shared with our client?
